A Building Energy Rating (BER) is calculated using standardised methods that take into account various factors related to a building’s energy performance. Here’s an overview of the process:

  1. Energy Consumption Data: The first step in calculating a BER involves gathering information about the energy consumption of the building. This includes data on heating systems, cooling systems, ventilation, hot water systems, lighting, and any renewable energy sources.
  2. Building Characteristics: The next step is to assess the physical characteristics of the building, such as its size, orientation, insulation levels, window types, and air tightness. These factors play a significant role in determining the energy efficiency of the building.
  3. Standard Assessment Procedure: In Ireland, the Standard Assessment Procedure (SAP) is used to calculate a BER. SAP is a computer-based software tool that calculates the energy performance of buildings by considering factors such as heating requirements, cooling requirements, ventilation losses, and renewable energy contributions.
  4. Inputting Data: The data collected in steps 1 and 2 is inputted into the SAP software. This includes details about the building’s construction, insulation levels, heating systems, renewable energy systems, and other relevant information. The software calculates the energy performance of the building based on this data.
  5. Energy Rating Scale: The BER is then assigned on a scale ranging from A to G, with A-rated buildings being the most energy-efficient and G-rated buildings being the least energy-efficient. The rating is determined by comparing the energy performance of the building against a benchmark building of similar size and characteristics.
